house to its buyer. As such, some are priced in a moderate
range while others are designed with luxury home buyers
in mind. This results in a wide range of pricing that we
can identify for you after an initial consultation. |

Depending on the home, our minimum schedule
starts at 90 days and is extended from there for large
or complicated designs or other special considerations
such as site preparation or weather conditions. The average
home takes 4 to 5 months. |

In the general Peoria Area. Mostly north
and west, which is where the bulk of the area's growth
is located. We generally try to stay within 30 miles
of our office in Chillicothe. |

If we hire Plum Creek Builders to build
our home, will your company actually do the building? |
 |
 |
| A. |
Yes. We are one of only a few custom
builders in the area that still employs direct professionals
for framing and trim carpentry. We do subcontract other
specialties such as electrical, plumbing, drywall and others,
but using our own carpenters gives us much better control
of quality. Since the workers are not paid "by the
square foot,” they are not compelled to work faster
to make more money. This may not be the least expensive
way to build a house, but we feel it is the best. |

Can we do some of the work ourselves? |

While we usually don't encourage this,
we will work with you to help you determine which parts
of the process may be suited to "owner sweat equity.” We
can give you the pros and cons, discuss schedules and define
the skill levels required for a particular task. If you
decide you want to do some work yourself, we'll do what
ever we can to make it go smoothly for you. |

We've heard about homes being completed
and costing more than the original estimate. How does Plum
Creek Builders control over-runs? |

Most of our new home agreements are
fixed priced contracts. We are committed to do the job
at the quoted price. The cost will increase only when YOU
make changes or select products that are over the allowance
amounts for items such as floorcoverings, cabinetry, lighting
and plumbing fixtures. We believe that you have a right
to know the cost of any changes you make, before the work
is done, and all changes are processed in writing. |
